South Street Partners, owners of the Cliffs communities, just made another big purchase in South Carolina.
Last month, South Street Partners in partnership with Henderson Park Capital Partners announced their purchase of Palmetto Bluff, a sprawling 20,000 acre multi-purpose resort property on the Intercoastal Waterway in Bluffton, SC. The purchase is reportedly the largest realty transaction in South Carolina history.
Palmetto Bluff sits about 100 miles from Charleston, outside Hilton Head Island and is the largest single tract of land on the East Coast. The property is wrapped with over 30 miles of waterway, providing stunning lowcountry views of the Intercoastal and local flora. In an effort to protect this natural beauty, an estimated 7,500 acres is within a permanent conservation area.
The area includes neighborhoods, clubhouse with amenities, a luxury golf course, and two shopping villages. New development plans already include a second golf club and new housing village. Careful planning has gone into developing an authentic lowcountry environment, which is evident in the idyllic old-world, Charleston style neighborhoods, with wide lounging porches, brick sidewalks, and inviting landscaping. The beauty of Palmetto Bluff has even caught the attention of celebrities of late, with two celebrity weddings occurring on the property in just the past year – Justin and Hailey Beiber as well as Former Clemson QB Trevor Lawrence.
